How we process and present property data
All property price data comes from the Property Price Register (PPR), maintained by the Property Services Regulatory Authority (PSRA) of Ireland.
Property Price Register
The PPR is a statutory register of residential property sales in Ireland. Since 2010, all residential property sales must be recorded.

- • Raw PPR data is downloaded and processed at build time
- • Invalid entries (missing prices, addresses) are filtered out
- • Prices are extracted and converted to numeric values
- • Counties are normalized for consistent grouping
Statistics Calculation
- • Average: Sum of prices divided by count
- • Median: Middle value when sorted (50th percentile)
- • YoY Change: Comparison with previous year's average
Property Types
- • New: Properties marked as "New Dwelling" in PPR
- • Second-Hand: Properties marked as "Second-Hand"
Interactive maps use OpenStreetMap data and are rendered with Leaflet.

Affordability: Based on Central Bank of Ireland mortgage rules. Individual lenders may have additional criteria.
Rental Yields: Estimates only. Actual returns depend on many factors including location, property condition, and market conditions.
